Planning permission has been granted for 40 new homes in Tralee.
Tello Developments Ltd has been granted planning by Kerry County Council to build the mix of semi-detached and terraced housing in Ballyard, near the Wetlands.
The houses will have to be set 0.3 metres above the roads to ensure there is no unacceptable risk of flooding.
The development is to comprise 40 two-storey houses, either terraced or semi-detached, with 68 car parking spaces.
It will include six two-bed houses, 22 three-bed houses, and 12 four-bed houses, which the developer says will provide a variety of units, catering for a variety of users from singles, couples, small families, to retirees.
The developer says each house has a rear garden and ample space to store bicycles.
It will be located on land between the Wetlands and Lover’s Lane, adjacent to another development which was granted planning but has not yet been built.
The main access to the development will be in off the main Ballyard road beside the Wetlands, but an emergency access route will also be provided from Lover’s Lane.
According to correspondence between the developer and Kerry County Council, contained in the planning files, council planners wrote any anticipated flood event affecting the main access route in to the development will generally be of a short duration with the tidal cycle.
It is only in the event that the main access is flooded, that emergency vehicles will use the emergency access route from Lover’s Lane.
Mitigation measures are also included to protect against the risk of flooding to the homes, including the finished floor level of all buildings be 0.3 metres above road level.
Planning permission was granted subject to 24 conditions, including that the developer must pay almost €200,000 in contributions to the council for infrastructure which will benefit the development.
