Kerry County Council has granted planning permission for the construction of 245 new homes in Tralee.
KPH Construction have been given the go-ahead to construct 245 homes on a site opposite the racecourse in Clash.
The company was previously refused permission to build 256 homes on that site by An Bórd Pleanála.
KPH Construction is to build 163 two-storey houses, some of which will be semi-detached, and others terraced.
There is also to be 82 one and two-bed, maisonette/apartment units over two storeys.
The development includes one new entrance off Clash Road, while it would also be set back from the road to allow a future cycle path along the road.
Planning had previously been refused for the project, partly because An Bórd Pleanála said there would be a substandard level of amenity for residents in the maisonettes.
For this latest application, KPH scrapped overhanging balconies on the first floor, and introduced privacy strips for ground-floor terraces.
The application received over a dozen submissions, which expressed concern over aspects of the development.
These aspects included the ability of the local road network to cope with additional demand in Clash and Racecourse Lawn, the scale and density of the housing units, and what’s described by locals as inadequate green space.
Kerry County Council has granted planning permission subject to 35 conditions.
Among these conditions is that the developer pays over €780,000 in contributions towards the local infrastructure, and that a fulacht fiadh identified on-site is fully excavated, with full analysis and dating of samples to be carried out.
