Kerry construction company KPH is to re-apply for a major housing development in Tralee which was previously shut down by the national planning body.
Last year, Kerry County Council granted planning for KPH to build 256 homes on a site opposite the former racecourse in Clash.
On appeal, An Bórd Pleanála refused planning permission, but the company is now applying to build 245 homes on the same site.
This latest planning application is to include 163 two-storey houses, some of which will be semi-detached, and others terraced.
There is also to be 82 own-door maisonette/apartment units over two storeys.
The development includes one new entrance off Clash Road, and the reconfiguration of an existing entrance, while it would also be set back from the road to allow a future cycle path along the road.
An Bórd Pleanála, as it was known then, previously said there would be a substandard level of amenity for future residents of the maisonettes.
KPH Construction now says this latest development has been directly informed by the feedback from An Bórd Pleanála, and it engaged in meetings with Kerry County Council since that refusal.
The company has scrapped first-floor overhanging balconies, and introduced privacy strips for ground-floor terraces.
KPH says this proposed development of 245 units will contribute positively towards achieving the housing target figure for the Tralee area.
