Two reports show rise in Kerry house prices

Two reports both show a rise in house prices in Kerry.

According to Daft.ie, the average house price in the county during the second quarter of this year was more  than €255,000.

This represents an increase of 6% from the first quarter of 2022.

A survey by Real Estate Alliance finds the price of an average second-hand semi-detached home in Kerry has risen by 7.2% in the last three months.

REA says the price for this type of house now stands at €297,500.

The Daft.ie House Price Report for the second quarter of the year shows house prices in Kerry are now over 80% more expensive than their lowest point after the financial crash.

The sharpest increase of any property type analysed in Kerry was for one-bed apartments, which rose by over 20% in the year up to March, to €102,000.

The average asking price for a two-bed terraced house increased by 18% to €124,000.

According to the report, three-bed semi-detached houses now cost an average of €172,000 in Kerry, an increase of 15% year on year.

Four-bed bungalows went up by over 8% to €317,000, while five-bed detached houses now cost €332,000, up over 12% in the space of a year.

The report also shows a drop of 29% in the number of transactions involving new homes in Kerry in the six months up to March, down to 41.

Meanwhile, Real Estate Alliance's survey has also found that 40% of sales in the county are to first-time buyers, with 20% of all purchasers coming from outside the area.

Across the county, the average time taken to sell has risen from four weeks to six, the Q2 REA Average House Price Index has shown.

“There is no doubt that property prices are going to continue to rise,” said Donal Culloty of REA Coyne and Culloty, Killarney.

“There is limited stock available and there are no new developments coming on in the area.”
