Kerry is the most expensive county in Ireland to buy a newly built home outside of the capital.
That’s according to the Daft.ie House Price Report for the third quarter of 2025.
It shows the median cost of a newly built house in the Kingdom is just under half a million euro.
According to the report the average price of a newly built home in Kerry in the year to June was €498,000.
Only prices in Dublin City Centre (€865,000), Dublin County South (€636,000) and Dublin City South (€645,000) are higher.

The figures show asking prices for properties in Kerry have risen in the past 12 months, with prices 49% above pre-covid levels and 6% below the Celtic Tiger peak.
The average cost of a three-bed semi-detached house rose 13.5% to €299,000; while there was a slight increase (0.6%) in four-bed semi-d prices, to €311,000.
There was a 6% year-on-year decrease in the cost of 2 bed detached homes, dropping to €210,000.
However, the average price of larger detached houses in Kerry increased - with three-beds rising by over 13% to €318,00; four-beds costing €426,000 – a 9.2% jump; and five beds soared by 7% to €517,000.
In the third quarter of 2025, asking prices for 2-bed terraced homes rose by over 8% to €217,000; while there was an 11.5% jump in the cost of 3-bed terraced houses to €257,000.
Meanwhile, the median price of a two-bed apartment in the county increased by more than 5%, to €228,000.
The report shows the typical price, per square metre, of a three-bedroom semi-detached house in Kerry during Q3 2025 was €2,703.
