The Grand Hotel on Denny Street in Tralee is seeking planning permission to extend its historic premises.
At present, the Grand Hotel is at 31 and 32 Denny Street.
In the planning application, the owner of the hotel, Dick Boyle, is also named at the owner of the protected structure at 33 Denny Street, which adjoins the existing hotel.
The planning application seeks permission for a change of use of the ground floor of 33 Denny Street from an office to a restaurant and café.
Meanwhile, the first and second floors would accommodate three bedrooms per floor, with an existing internal staircase being removed to allow for the reconfiguration.
The extension would be fully integrated with the Grand Hotel.
As the building is within the Denny Street, The Square & Environs Architectural Conservation Area (ACA), the plans include extensive restoration works.
These include the replacement of uPVC windows with Georgian-style timber sash windows, the reinstatement of a traditional timber shopfront, and the retention of fireplaces, limestone thresholds, and internal joinery and mouldings.
The agent argues that the proposal would secure the long-term use of a protected historic building, would enhance the architectural integrity of Denny Street, reverse unsympathetic alterations, and increase town centre activity and footfall.
