Council sent warning letters to 24 operators of suspected illegal short-term lets

Kerry County Council has sent out warning letters to 24 property owners suspected of operating illegal short-term lets since 2023.

Planning permission has been required to operate a short-term let in all parts of Kerry since the summer, due to rent pressure zone regulations.

The Irish Independent had reported that Kerry County Council had commenced 31 investigations into suspected unauthorised short-term lets in 2023, 2024, and so far this year.

Since 2019, anyone operating a short-term let in a rent pressure zone must have planning permission to do so, and since the summer, this has applied to the entire country.

Kerry County Council has now confirmed it took enforcement action in 16 of the 21 cases it investigated in 2023, by serving warning letters.

The council sent warning letters to four of the five suspected property owners in 2024, and the same for 2025.

Kerry County Council has said it received zero applications for planning permission to let properties on AirBnB since the beginning of 2023.
