Almost 7% of the housing stock in Kerry is vacant.
That’s according to figures in the GeoDirectory Residential Buildings Report for the fourth quarter of 2025.
The data, prepared by EY, also shows that the residential vacancy rate in Kerry is above the national average.
The figures show the residential vacancy rate in Kerry was 6.9% in December 2025, almost double the national average of 3.7%.
522 new residential address points were recorded in Kerry last year, a year-on-year decrease of a quarter.
More than 1,100 residential address points in Kerry were classified as derelict, this represents 5.7% of the national total (of 19,438).
6% of the housing stock in Kerry consists of holiday homes, the county also accounts for 12.2% of holiday homes nationally.
The report shows 953 residential property transactions were completed in Kerry in the 12 months to the end of December, 6.6% of which were for new dwellings.
826 residential buildings were classified as under construction in the county at the end of 2025.
According to the figures the average property price in the county was over €311,000 (€311,333).
Meanwhile, apartments accounted for 3.8% of the total residential stock in the county.
