Construction activity on new homes in Kerry is at its lowest level in ten years.
Data from the Department of Housing shows that just 297 new homes were commenced in Kerry in 2025, which is the lowest yearly total of commencements since 2016.
It comes as estate agents in the county warn that a shortage of new homes is leading to increased house prices, with a very high demand.
Construction began on just 297 new homes in Kerry last year, according to the Department of Housing’s figures.
Just under 60% of these were one-off homes, while 77 were part of larger housing projects, and building started on on just 45 new apartments in Kerry in 2025.
It’s the lowest yearly commencement figure in Kerry since 2016, when there were 212 residential properties started.
It marks a huge drop from the number of commencements in Kerry in 2024, when there were over 1,100 homes commenced in the county.
A further 16 commencement notices were issued in December 2025, meaning construction is due to begin on those properties this month.
Auctioneer and estate agent in Tralee Paul Stephenson told Radio Kerry the shortage of supply of new homes was the main factor in the housing market in Kerry in 2025.
