The price of the average second-hand three-bed semi-detached house in Kerry rose by almost 3% in the past three months.
It now stands at €385,000, according to the latest REA national survey.
Across the county, the average time taken to reach sale agreed was seven weeks, the Q1 REA Average House Price Index shows.
Average Killarney prices rose 1.2% this quarter to €410,000, while Tralee prices rose 4.4% to an average of €360,000.
Donal Culloty of REA Coyne and Culloty in Killarney says landlords are continuing to sell, and the stock of rentals is now at an all-time low.
He says if the Government does not reverse the rental policy and encourage small landlords back to buying-to-invest, then the stock of rentals will decline further.
The survey shows that across Kerry, 65% of purchasers were first-time buyers, while a total of 55% of sales in the county this quarter were attributed to landlords leaving the market.
The actual selling price of a three-bed, semi-detached house across the country rose by 1.5% in the past three months to over €364,000 (€364,747).
This represents a 7.67% annual rise – slowing gradually from the 9pc increase registered six months ago.
