A county councillor is warning that more and more landlords in Kerry will exit the market as a result of incoming rental regulations.
The new regulations come into effect on March 1st, and include rent caps of 2%, tenancy security of six years, and stricter rules on ending tenancies.
There was a 35% increase in notices to quit issued by landlords to tenants in the third quarter this year, compared to the third quarter of 2024, with the majority of those landlords exiting the market entirely.
Fine Gael councillor Tommy Griffin says the number of terminations is only going to increase further between now and March.
He says he is aware of landlords who were charging below market rents, and now must either leave the property vacant for two years to reset the rent, or just sell the property.
