The average price of a three bed semi detacted house in Kerry has risen by 2.63% to €195,000 in the last 3 months, according to a national survey carried out by the Real Estate Alliance.
The national survey concentrates on actual sale prices giving an up to date picture of the property market.
It shows a larger increase in Killarney where prices have risen by €10,000 to €255,000 in the same 3 months, while Eddie Barrett of REA Norths in Tralee has reported prices static at €135,000.
Mr Barrett said the supply of receivership properties has dropped away and the private vendor is almost non-existent with the exception of executor sales.
Nationally the average three bed semi now costs just over €200,000, however this rises to €373,000 in Dublin city.
